Section 8 notices

Section 8 Notices give a tenant two weeks to vacate the property in circumstances where they have breached the terms of their tenancy agreement. After the expiry of two weeks it may be possible to issue a possession claim against the tenant. Section 8 Notices are most commonly used in the cases of rental arrears that have accrued for two months or more.

Section 21 notices

Section 21 Notices guarantee a landlord possession of their property, if properly drafted and served on a tenant, if the matter proceeds to Court due to the tenant failing to comply with the Notice. A Section 21 Notice provides a tenant with two months’ notice to vacate the property and are compulsory for a landlord to use if they want possession of their property at the end of the tenancy.

If court proceedings are necessary to obtain possession we can deal with the possession or rent arrears claim from commencement up to and including enforcement of the possession order.
